Arlington Heights Craftsman home has charm galore and income potential
The 1929 Arlington Heights Craftsman at 4501 El Campo Ave. packs a world of charm into 1,810 square feet. It all begins with the artisan stone wall containing hidden sculpted faces and fossils, which protectively rings the two-bedroom, one-and-a-half bath cottage.
A run of 12 steps with a midpoint landing leads to the home's arched entrance. The corner lot, which faces El Campo and Western avenues, also boasts a view of downtown Fort Worth from the east.
Upon opening the front door, architectural details abound, most notably with the barrel-vaulted ceiling in the light-drenched living room. Original hardwood floors run throughout.
Luckily none of the three previous owners mucked about with the original floorplan. Unlike many houses of this era, however, it is already as “open concept” as a period bungalow gets.
To the right of the living room, behind paired doors, is an angle-vaulted sitting room with its own fireplace. It gives way to a small dining room and a spacious kitchen. Unobstructed sightlines from all three rooms are ideal for family living.
Though perfectly functional as is, the large kitchen might call for a cosmetic redo. With a list price of $329,000, that seems reasonable.
The master boasts six windows and a wraparound patio. Between two unusually roomy closets sits the half bath.
A full bath is lovely, having been tastefully updated with period details such as marble hex tile in mind. The second bedroom, with a wall of storage, is patterned with distinctive swirl stucco walls.
The back house, with its kitchenette and separate bed and bath, would be perfectly suited for guests or even as a source of income (hello, Airbnb!). Covered parking that's tall enough to accommodate an RV is attached to a two-car garage.
Though listing agent Carley Moore with Briggs Freeman already has a pending offer on this one, you never know what could happen.
