Overton Woods: A peaceful retreat that doesn't skimp on location

Married couple Barbara and Thurman Schweitzer, who together run The Schweitzer Group, have a long and happy history in Overton Woods, where Barbara grew up.
"We sold our first home in this area in May of 2018," says Thurman. "It is a wonderful area and quiet neighborhood with larger lots that is convenient to great shopping and dining. Barbara also lived there for a number of years."
Indeed, Overton Woods displays many traditional "dream home" markers. It is near The Shops at Clearfork, which boasts lots of high-end shopping and restaurants, and is also close to TCU and downtown when using the Chisolm Trail Parkway.
In addition to location you'll find beauty, as the area is canopied by large older trees that were part of the Edwards Ranch, from which this area was developed.
"The neighborhood HOA is voluntary, but they do a great job of maintaining the green spaces along Bellaire," says Barbara. "They were heavily involved in monitoring the development of the Chisolm Trail Parkway to make sure the neighborhood had access to it, but also that the on ramp did not negatively impact the neighborhood with additional traffic or noise."

Where to eat & drink
"There are so many great places to eat nearby that it is hard to name them all," laughs Thurman. But a few do rise to the top of the couple's list:
- Best Italian: Piatello Italian Kitchen
- Best Mexican: Mesero in The Shops at Clearfork
- Best French: Le Margot
- Best American: Charleston's and The Tavern
- Best breakfast: Yogi's Deli & Grill
- Best sandwiches and salads: Local Foods Kitchen
There are also several nice grocery stores nearby, including a Whole Foods and Tom Thumb.
Where to play
"Since the neighborhood is right on the Trinity Trails system, it is incredibly convenient for biking, running, and walking," shares Barbara. "There are also parks in Clearfork that host yoga and a farmers market on the weekends."
What to see
Fort Worth's Museum District is less than 10 minutes away using the Chisolm Trail Parkway, and there you'll find The Modern Art Museum of Fort Worth, the Amon Carter Museum of American Art, and the Kimbell Art Museum, all of which offer incredible art and sculpture.
"The Museum of Science and History in Fort Worth is also a fun place to take children to explore the planetarium and exhibits that are designed specially for children to learn about all different aspects of Fort Worth," Thurman says.
Where to live
According to the duo, most of the homes in this area are traditional, ranch, Colonial, or French-style homes.
One such French-style home is 3600 Briarhaven Rd., which the Schweitzer Group helped sell a few years ago.
Built in 1993, the excellently maintained home spans more than 4,000 square feet with three bedrooms, two living areas, an office, and three-car garage. Outside awaits a large, beautifully landscaped backyard and a pool.
"Thurman created a detailed and thorough marketing plan for our home," raves the former owner, Chuck Blanton. "He carefully selected the photographer and the best time for photos. His knowledge of the market gave us a high level of confidence in our pricing. Once the negotiations began, he kept us informed each step of the way. After closing, he helped in handling all the details and effecting a smooth transfer to the new owners. I would highly recommend him to anyone contemplating selling or buying a home."
