Perfect pairing
First dual Applebee's-IHOP restaurant in DFW debuts in Euless

A new dual-branded restaurant is now open in the mid-cities — the first of its kind in Dallas-Fort Worth. It's a combination Applebee's Neighborhood Grill + Bar and IHOP, and it opened Tuesday, February 24 at 2039 Airport Frwy., in Euless.
The spot was formerly "just" an IHOP. Welcome aboard, Applebee's!
The dual-branded restaurant serves IHOP pancakes and breakfasts side-by-side with Applebee’s burgers and boneless wings. It serves a unique menu with items from both brands and some new exclusives, such as a Buffalo Chicken Omelet and Ultimate Breakfast Burger, that can be mixed, matched, and ordered any time of day – including specialty cocktails such as an espresso martini or Irish coffee – all under one roof.
According to a release, the Euless location is owned and operated by the Rima Hakim Group, a longtime IHOP franchisee with more than 30 years of experience.
"We’ve happily served IHOP guests in Euless and the surrounding area since 1987," says Morgan Grob, Rima Hakim Group vice president of operations, in the release. "This first-of-its-kind, dual-branded Applebee’s Neighborhood Grill + Bar | IHOP in DFW is especially meaningful for us because having our friends, neighbors, and loyal supporters in Euless be the first to experience this unique and innovative dining concept makes us incredibly proud.”
The first dual-branded Applebee's-IHOP in the U.S. opened in Seguin, outside San Antonio, in February 2025. At the time, parent company Dine Brands, which also owns the Fuzzy's Taco Shop chain, already had 13 international dual-branded locations franchised across Canada, Mexico, Honduras, and the Middle East.
The concept's international success, they said, showed that the brand menus "complement each other, providing something for everyone, from early mornings to late nights," Dine Brands CEO John Peyton said when the Seguin store opened.
To celebrate the opening of the Euless location, a ribbon-cutting ceremony will take place on Thursday, February 26. It will include Hurst-Euless-Bedford Chamber of Commerce members and other local dignitaries.
The festivities will continue on March 3 as the restaurant participates in IHOP’s National FREE Pancake Day celebration, offering dine-in guests a free short stack of buttermilk pancakes from 7 am-8 pm while encouraging donations to support nonprofit Feeding America.
Regular hours of operation are 6 am-1 am Sunday-Thursday and 6 am-2 am Friday-Saturday.
